CTSSA and MASSA Merger Takes First Major Step

As announced late in 2016, a potential merger of CTSSA and MASSA has been in the planning stages. Work with an attorney who has experience working with business nonprofits began in January of this year. The goal is that CTSSA and MASSA will become one organization by fall 2017 and we are pleased to report that significant progress to that end has been made.

On May 10, 2017 the CTSSA Board and the MASSA Board held a joint Board meeting in Sturbridge, MA, to review the associations’ plan for a merger of CTSSA and MASSA. The merger is taking place under the auspices of the State of Massachusetts and in order to move ahead, several documents required by the State needed Board approval. Both Boards reviewed and discussed the attorney-generated documents. Each Board had to approve the merger for their organization, they both then had to approve an agreement to merge, and two other State-required forms. Additionally, a new set of bylaws based on the very similar bylaws each organization already had in place, were considered by the joint Boards.

It is exciting to report that both Boards approved all documents unanimously. The unanimous approval is testament to the fact that this merger is good for both Connecticut and Massachusetts members as well as the self storage industry in general.

While the merger is between the two active state associations, the goal of the merger is to expand our geographical reach by also including the Rhode Island self storage industry. Rhode Island has been inactive for many years and there have been requests from many of the facilities there to become active. The steps necessary to include Rhode Island are also being addressed so that Rhode Island facilities will now also have an association they can call their own.

The new merged organization’s name will be the Northeast Self Storage Association, or NeSSA. This name continues the branding we have already established for the Northeast Storage EXPO and the Northeast EDGE (our joint, quarterly newsletter). The tagline under the name of the association will list the three states that the newly formed association will serve.

The next step is for voting members of both CTSSA and MASSA to approve the merger. A ballot is being developed under the guidance of the attorney and will be distributed to members with voting rights. It is of the utmost importance that members vote and return their ballots to the office. We will notify you when the ballots are distributed and will stay in close contact with you about this critical component of the merger.

The national Self Storage association (SSA) is very supportive and is behind our efforts to unite three small northeastern states into one larger, unified association. One regional association is more likely to increase the number of members, the number of attendees at events, and give our vendor members more visibility with their primary audience.

MASSA & CTSSA 2017 Academic Scholarship

The Massachusetts and Connecticut Self Storage Associations are proud to support an annual academic scholarship fund made eligible to family members and employees of the associations’ members.

In addition to being related to or employed by a member of the Massachusetts or Connecticut Self Storage Associations, applicants must meet the following criteria:

  • Must be enrolled or enrolling in a school of higher education, either full-time or part-time (includes technical college, 2- or 4-year college, graduate school, etc.),
  • Must provide proof of acceptance or attendance,
  • Must complete the required application, including a 300-600 word essay,
  • Must provide a letter of recommendation, and
  • Must complete and submit all forms and required supporting documents by August 15, 2017.

Recipients will be selected by a committee made up of volunteers from both MASSA and CTSSA. (Note: Applicants cannot be related to scholarship committee members.)

In order to make this scholarship possible, MASSA and CTSSA are offering varying levels of sponsorships that include differing types of visibility. The sponsorship opportunities are as follows:

  • Platinum Sponsor – $1,000
    • Includes one full-page ad in the Northeast EDGE, a six-month ad on both MASSA and CTSSA websites with a link to the sponsor’s website, named in a listing on the websites and in the newsletter, recognition at the EXPO, and one sponsor representative at the awards ceremony to congratulate all scholarship recipients and present one scholarship to a recipient.
  • Gold Sponsor – $500
    • Includes one half-page ad in the Northeast EDGE, named in a listing on the websites and in the newsletter, recognition at the EXPO, and one sponsor representative at the awards ceremony to congratulate all scholarship recipients and present one scholarship to a recipient.
  • Silver Sponsor – $200
    • Includes one quarter-page ad in the Northeast EDGE, named in a listing on the websites and in the newsletter, and recognition at the EXPO.
  • Donations of any amount are welcomed and will be recognized at the 2017 Northeast Storage EXPO.

Update on Senate Bill 2233

Dear MASSA Members,

The State of Massachusetts has implemented the procedures for the new limited license for selling tenant insurance and protection plans. We recommend you take the following the steps:

  • Work through your tenant insurance or protection plan provider as they will need to update their literature.
  • Send your insurer the link found in the Member Resource section under the State and Federal Information section titled Self-Service Storage Agent Limited Lines License which has the information on the State’s licensing requirements and the application.
  • File your application immediately. Download the application (center link on the page). This must be filled out by someone 18 years of age or older. Check with your insurer as they require you to send the completed application to them first.

Government Relations Update

Legislative Update – SUCCESS

SB2233, An Act Relative to Self-Storage Insurance, was signed into law on January 12, 2017 by Governor Charlie Baker. After four years and across two Legislative sessions, your MASSA Legislative Committee successfully guided this important legislation to a successful result. The bill will likely not be implemented for months because the Division of Insurance must promulgate regulations and develop an application process. This is a great example of the importance of joining MASSA and attending seminars and our joint trade show held each fall.

Some of the bill’s highlights are:
• A license will be issued to a “Self-Storage Agent.” This will likely be the owner, regional manager, or store manager. The licensee may oversee multiple facilities.
• Must have a training program for employees. The licensee is responsible for training all employees authorized to sell tenant property insurance. They do not need a license.
• Can only sell insurance in relation to the rental of space at the facility.
• Must make brochures and written material available to prospective occupants.
• Disclose that homeowners or renters insurance may cover their property at the facility.
• Describe claim process.
• Occupant may cancel insurance at any time.
• All costs in writing and present proof of coverage.
• Charges for insurance may be collected with rent.
• Commissions may be earned.

The National SSA has been actively pursuing updates to State lien laws and insurance laws across the entire country for many years now. MASSA also thanks Mark Molloy of Lynch Associates for guiding us through the tangled and slow Legislative process in Massachusetts.
